Project Overview

Spencer Dock is a model of excellence in urban rejuvenation, and is Dublin’s most iconic waterfront development. Spencer Dock Estate hosts an exciting and dynamic community, where business is flourishing and prestigious corporate tenants include The CCD, PwC, Credit-Suisse and Central Bank. The estate is also home to the award-winning Spencer Dock residential complex.

The dockland area was originally part of the end of the Royal Canal, which still reaches the River Liffey here. The site comprises part of the North Wall between Guild Street, Upper, New Wapping Street and North Wall Quay, as well as Docklands railway station, Spencer Dock Luas Station and Central Square.

Most of the 206,000 m² (51 acre) site is owned by Córas Iompair Éireann (CIÉ). CIÉ entered into a development agreement with Treasury Holdings, who commenced construction on-site in 2003.


In 2013, Burlington RE Property Management (BREPM) was tasked with taking over the management of the estate. There were a number of challenges presented in the wake of the downturn in the economy which had an indirect impact on the estate and services. Due to the wide and varied expectations of the tenants, it was difficult to strike a middle ground, where all parties were satisfied with the level of service.


In order to improve on existing services and meet all tenants’ expectations, BREPM set about assessing the current status and formulating maintenance and lifecycle replacement plans. The plans were tenant focused; in particular attention was given estate security, cleaning and car park maintenance. Strict service level agreements and performance trackers were introduced to measure and enhance the quality of service.
